Primrose Hill, designed by Chip Webster Architecture in Nantucket, Massachusetts, is a strong example of how modern estate design on the island requires a completely different planning mindset than most places in the United States. In Nantucket, architecture is shaped not only by aesthetic tradition, but by the realities of views, winds, privacy, and how residents truly live seasonally. The result is a property where site planning becomes architecture, carefully arranging the estate to feel open and expansive without losing the intimate, coastal scale that Nantucket is known for.

A key concept explored in this project is the Nantucket-style “three-structure estate”, where the program is distributed across multiple buildings instead of being forced into a single oversized home. This strategy improves the experience of arrival, creates natural courtyards and protected outdoor zones, and allows the estate to respond more gracefully to the site. Chip Webster and his team designed Primrose Hill around the lifestyle expectations Nantucket homeowners were asking for in 2017: open living, strong indoor outdoor flow, and an estate composition that feels both timeless and distinctly local.
